All
the buildings are now completed by ICI Homes in Avalon
Lakes. Below are photos of the pool area for the
townhomes, and construction photos of the townhomes during the
construction period. At Avalon Lakes we kept the buyers
informed with the historical progress of this ICI Homes development
that had over 588,000 s.f. in total space
built.

The area got a big boost
with the approved plans by Orange County to extend Avalon Park Blvd.
to the 528 Beachline. This will also connect the residents to
the Lake Nona area where they are build the new VA Hospital, the new
UCF Medical School, and the Burnham Institute which is the world
leader in bio-medical research.
The final 5 buildings
were issued their Certificates of Occupancy by Orange County in
June, and
we closed on 31 homes in Avalon Lakes. As families moved in,
the retail shopping area across the street came to life with the
openning of the WalMart grocery store, Washington Mutual bank, a
hair salon, dry cleaners, and several other businesses there.
The McDonald's is also finished and set to open in September.
2 new schools are set to be completed and openned for the Fall 2006
school year. Bus transportation is now in planning through
local and regional agencies, and there is hope for a bus route on
Avalon Park Blvd. to begin in April 2007.
When our project begin
in engineering over 3 years ago, the Avalon area had only 700 homes
and a single commercial building completed. At this time the
area now has approximately 3000 homes finished, and 6 commercials
centers finished. There are still another 2000 homes in
planning and under construction, along with 4 more commercial
centers. The growth of the community has been quite remarkable
to observe, and we will continue to see changes during the next five
years as the area matures. Watch the trees grow! It's a
beautiful sight to see!
Update--May
9, 2006
We've turned the corner with building 19-23 to close this
month. The remaining 5 townhomes were released by ICI
Homes with complete upgrades. This
"Jackie Young Collection" includes stainless steel appliances,
18"x18" tiles or hardwood floors in the whole downstairs area,
cultured marble in the bathrooms, Hi-Mac countertops, and
more! These last homes will be available for move-in this
coming July, with prices in the $279K-$315K range....Landstar
Homes has their new townhome development now on sale behind the
town center with prices over $340K....The area is developing nicely
with all the residents.
Update--March 15, 2006--We now have all
the buildings up. 17 buildings have now been completed and
closed, with the final 78 homes to be finished by this coming
July....The Timber Springs Town Center is set to open this
month. McDonalds is opening a restaurant there. The
grocery store will have a bakery and a
pharmacy.
Update--December 29, 2005-- Ten buildings have now been
inspected by the county and issued Certificates of Occupancy, with
families moving into the townhome community before
Christmas. ICI Homes, Security First Financial Group, and
Southern Title extend their best wishes for a Happy New Year to all
the customers who been serviced during this project. They
thank you for your business.
Update--December 13,
2005-- With Village A
completed, crews worked on completing 32 more homes before the end
of the year. The pretty blue skies of December have cooled the
days, and work is progressing rapidly. The total square
footage of this project is over 385,000 s.f., or greater than most
50 story buildings.
Update--November 21, 2005-- All the homes in Village A are completed and were
closing just before Thanksgiving. ICI had one final delay
develop when building inspectors from Orange County required a
security closet to be built around the exterior fire sprinkler boxes
on the outside of the building. Fire sprinklers were added by
ICI Homes after Orange County changed building codes in response to
the three hurricanes that occured in 2004. Other safety
features implemented included redesigns of the steps in all of the
floorplans. While the building code changes created
considerable delays, these townhomes were built better with the
improvements....The new Timber Springs Town Center is taking shape
just across the street, and will open in April 2006....ICI Homes
projects the total completion of the townhomes to be by August
2006....Happy

Update--October 7, 2005--More crews have
been added to the project, and we are now in the construction of 23
buildings. The 34 homes in Village A should be completed and
closed by early November, and the goal is to have 70 townhomes
completed and closed by the end of December. As prices in the
Avalon area continue to escalate, our townhomes remain one of the
hottest values because of their large sizes....Congratulations to
the Sanders family who were our early residents in Village A.
They just had their baby shower at the clubhouse, and they commented
about how nice living in Avalon Lakes was.....The construction on
the Timber Springs Town Center is in full swing across the
street.
Update--August 24, 2005--All the pads are
poured along Evening Sky Place, and ICI is turning the
corner. 18 buildings with 102 homes are under
construction, and we anticipate three more building foundations will
be pour this month. The weather has been very
cooperative. The goal is to close on all the townhomes through
building 18 this year, so be sure to have your mortgages all lined
up and ready to close. Call our office if you are not sure
what building you are in....They have begun the site work and
delivery of block to the new Town Center at Timber Springs across
the street. The grocery store is expected to open in April of
2006, with the retail stores next summer....A new office/retail
center with 12,000 s.f. has begun site work 2 blocks south of our
townhomes, on Avalon Park Blvd.
Update--July 20, 2005-- The electronic
entrance to Avalon Lakes is in place. The exterior wall is
finished, and it looks great! Two buildings are completed and
occupied, with 13 more buildings currently under construction. June
was the wettest month on record, but July has given us a break from
the rains so that more concrete pads could be poured. We are
on pace to close 108 homes by the end of 2005, and the remaining 88
by May 2006. Signs went up for a small 12,000 s.f. retail
center across from the high school, within walking disctance of our
townhomes.
Update--June 1, 2005--The first building
of townhomes closed this week, and excited residents started moving
into Village A. Home Sweet

Update--May
12, 2005--Springtime
brought us great weather, and the townhome
construction progressed nicely. These pictures above were
taken today. Village B is well underway, and our first
residents will be closing on their homes at the end of this
month. The wall and entrance gate are almost completed.
As we mentioned last year, a retail shopping center is planned
directly across the street from our townhomes. It will be
called the Town Center at Timber Springs. Their sign went up
this week showing the addition of a WalMart Neighborhood Market,
which will include a grocery store, deli, bakery, and
pharmacy. The center will also have 30,000 s.f. of extra space
for restaurants and retail.
The
demand for our townhomes is still very strong, and with the shortage
of available new homes to meet the demand of buyers in our market,
our community promises to be popular for many years to
come. We will have many conveniences within walking distance,
including the parks, recreation, shops, and schools. Ample
Realty is working on the development of a new professional
offices/retail complex to be built on Colonial Blvd. only 8 minutes
from the townhomes. You'll now have the option of coming to
work, or going in the opposite direction to the beaches for a day
off!...MR
Update--March 28, 2005--The first
building in Village A, with units 9-14, has been painted inside and
out, with all the trim colors. Cabinets, countertops, and
ceramic tile are also completed. The second
building, with units 15-22, is all framed, with plumbing electrical,
and the sprinkler system all in place, and drywall about to go
up. Both buildings will close in April. The palm trees
and landscaping were installed last week.
The Fire Mashall of Orange County changed the building
code requirements for all residential unit homes built with
stairs. All builders, including ICI Homes, had to change
their existing floorplans to meet the new code requirements.
Our architects, AB Design Group,
expedited the unexpected changes through engineering to keep the
delays down to a minimum, but we did lose three weeks in permiting
before the Fire Marshall released new permits. The ICI
building team kept plugging along, and now five buildings are framed
for new concrete slabs in Village B. We are still targeting
136-148 units to close this year.
To
meet the growing population of school children, Orange County also
raised impact fees on the builders for each new home
$1900-$4100. Prices will increase in April to cover the
new costs. Demand for new homes is still red hot in Orlando,
with investors competing with primary home buyers for any homes we
have to build. The Orlando real estate has increased in prices
9-16% during the past 12 months, and the future outlook remains very
bright. Central Florida appears to be following the California
model for prices going up....MR
Update--February, 2005-- Construction on
Village A is moving along nicely. The front entrance gate
is up, and the walls are going up around the subdivision facing
Avalon Park Blvd.. The community clubhouse, tennis courts,
basketball, kids playground, pool, and clubhouse are all
completed. Clearing and site work has begun on the 176 acres
directly north of our townhomes for 500 new homes, and the
commercial across the street has plans for a large grocery store and
shops. The Publix in Avalon Park openned in December, and
construction has also begun on 160,000 s.f. of office/retail space
in the towncenter across from Publix. Avalon Park Blvd. has
been approved for extension all the way to the Bee Line 528 which
goes to the airport, offering an alternative route. Avalon
Park has also announced the development of 1000 condominiums in the
town center....MR

Update--November 19, 2004--Now that the delays
from the clean-up of the hurricanes are over, we are
finally making progress on construction. Concrete
has been poured in foundations at Village A, and block walls are
going up. The brick pavers at the main entrance are
completed. Permits are being pulled for foundations and the
pool over in Village B. The project manager is aiming for late
February, 2005, to be begin closings in Village A, and mid
March for closings to begin in Village B. Completion of all
the 30 buildings with 196 townhomes is targeted for December,
2005.
The area shops are
also growing. The new Publix center in Avalon Park is
currently under construction with anticipated opening by
Christmas, 2004. Along with the Publix supermarket,
there are also several new major banks, restaurants, and retail
stores under construction. A Mobil station is now going up
across from the Publix. Avalon Park has also announced
the addition of Accessible Solutions, a transitional living facility
can help people with spinal cord injuries and other mobility
impairments....MR
