Central Florida continues
to have dramatic commercial growth following decades of development
in tourism, hospitality, entertainment, and now biomedical research has entered into
this market. The newly created Medical City in East
Orange County, with the Burnham Institute, VA Hospital, UCF Medical
School, and Nemours Children's Hospital will spur exciting
commercial opportunities throughout the region. Projected

Downtown Orlando is buzzing
with new highrise condos, hotels, offices, and mixed use buildings
under construction or in pre-sales. Many national companies
are looking at the favorable business climate, and the prospects of
tapping into the enormous pool of energetic talent coming out
of 14 local colleges, including: (click names for links)
Completion of the toll road
beltway around Orlando, including the 417 Greenway and the 429
Expressway, now encircles 75% of over 400 square miles. The
Wekiva Parkway should be completed by 2016, connecting the 429 to
the 417 in Seminole County. The 417 Greenway has tremendous
potential for development, connecting the two large airports,
Orlando International and Sanford-Orlando International.
Expansion plans are in the works to accomodate a capacity of 70
million air travel passengers a year by 2030, with 10% from
international travelers.
Colonial Greens is a new project being
developed at the southeast corner of the 417 Greenway and
Colonial Drive. This prime location is 6 exits on the
Greenway from the new Medical City, 5 exits on the 408
East/West to downtown Orlando, and one exit on the Greenway to the
University of Central Florida. The 417 Greenway has
approximately 65,000 cars passing by and in view of the buildings
that are planned there.
Colonial Greens is campus style environment
projected to have 95,000 s.f. of professional office space and
restaurant, targeted to simulation technology research,
pharmaceutical, insurance, and medical. Design work by B
& M Studios includes a parking building for 375 automobiles, and
a bus stop for alternate transportation solutions. With
rising environment concerns, the developers are looking into the
newest "Green" building technology to utilize renewable sources of
energy. Thus the name, Colonial
Greens.
Colonial Greens is located in East Orlando, off
the 417 Greenway, as shown in the aerial photo below of the area
highlighted in yellow. To the north are the new large
dealerships, Greenway Ford & Dodge, that were built during
the past 7 years. Colonial Drive has begun a major
widening project from downtown at Semoran Blvd. all the way to
Alafaya Trail, and construction began in Jaunary
2008. Buildout of the office buildings are planned for late
2008 thru 2011 to coincide with the road work.

There are four main parcels
for a combined acreage of 10.6 acres that make up the commercial
area at Colonial Greens. The
largest is a five acre parcel, Section D, and below is the design
work done by B&M Studios for four buildings and a five-level
parking structure.
